Now home to multi-million-dollar lots and ultra-luxurious estates, Port Royal sets the standard for upscale living in Naples. While the area once looked very different than it does today, it wasn’t long before an eager developer conceived plans to construct a grand new community.

A former advertising exec first came up with plans for the neighborhood well more than a half-century ago. He designed it as a getaway for the wealthy and named it after a Jamaican port city.

Crews used the dredge-and-fill method to turn former marshland into land that could be used to build the impressive new neighborhood. The developer planned to market the homes toward wealthy buyers, with homes designs of around 2,500 to 3,000 square feet.

Ultra-exclusive Port Royal is known for its pricey real estate, but one particular home just hit a new record for Southwest Florida this year. The waterfront home, which has even made it on the cover of a magazine, sold in mid-June for nearly $20 million.

It doesn’t hurt that Port Royal is known itself as being one of the priciest neighborhoods in the nation. Made up of nearly 600 luxury properties, nearly all of the homes in Port Royal feature deep-water Gulf access.

Beverly Hills is well known as one of the most famous zip codes in the nation, but it seems Naples certainly holds its own when it comes to prestige. Noted for its fabulous beaches and beautiful homes, Naples is also the place where you’ll also find some of the most expensive real estate.

According to property research from the website PropertyShark, Naples ranks in the top ten when it comes to Florida’s most expensive zip codes. Zip code 34102 in Naples comes in at number six on the list, with many of the locations all enjoying waterfront views and easy coastal access.

Governor Romney, its time to forget about the election results and move on with your life.  A surefire way to do this would be to buy a new place to hang your hat in Naples.  Your probably reading this saying whoa….Anne and I have too many houses now as it is…..just ask Newt or Santorum!!

The Naples luxury home market has remained active despite the national real estate slow down. With tropical weather, Florida's advantageous income tax laws and significant reductions in construction costs, many are electing to build new dream homes in the Naples area.

Much of the luxury new construction activity to date has involved tear-downs in upscale waterfront communities including Port Royal, Aqualane Shores and Olde Naples.
