The home warranty company used a vast database to compare more than 20,000 neighborhoods across the nation, then rank them from least to most expensive in terms of buying property. Nationally, the average cost per square foot is $244, but it’s a whopping $3,375 per square foot in <a href="https://www.naplescondoboutique.com/port-royal/" title="port royal real estate">Port Royal</a>.
That puts Port Royal in fourth place nationally when comparing what the company calls “America’s Most Expensive Neighborhoods per Square Foot”, and in first place for just the State of Florida, alone. The Collier County neighborhood is easily one of the most sought-after places to call home in Naples.
The majority of homes in Port Royal offer direct water access, as they sit alongside canals or have a beachfront address. The single-family homes of Port Royal are often custom builds and are quite luxurious.
It’s common for them to have at least 5,000 square feet of living space, but some are even larger. While some of the homes are priced above $10 million, other homes are priced substantially higher than that.
Several of the homes are privately gated, and the mature landscaping makes them extremely private. The exclusive Port Royal Club sits nearby, with its own beachside swimming pool, exercise facilities, spa services, and tennis. There’s also a residents-only beach.
It’s probably not surprising that nearby Aqualane Shores come in right behind Port Royal in fifth place. Behind them, four other neighborhoods in Florida took spots in the top 15. By the late 1970s and 1980s, Polynesian-themed homes and buildings became more popular. By the 1990s and early 2000s, however, many of the luxury homes being built in Naples again returned to contain Mediterranean style points. These types of homes often including wrought iron embellishments and ornate detailing.
Today, common architectural styles have returned to include other historical trends too, such as those that incorporate West Indies style points. While newer construction, the designs can be traced back to the origins of traditional British architecture used in the Caribbean colonies. Homes like these often include window shutters, low sloped metal roofs, high ceilings with open beams, as well as seamless indoor/outdoor space.
There are also some Coastal Contemporary homes, known for their large windows and clean lines. These types of homes in Naples are ideal for a waterfront setting because they are designed to take in the views.
Of course, Old Florida architecture also remains popular. It’s one of the most popular attractions in Naples, but the Naples Pier also has the advantage of being completely free. That’s likely one of the reasons why it continues to attract people today.
The iconic pier originally dates back to the late 1800s when it was used as a dock for those visiting the nearby Naples Beach Hotel. Unfortunately, Mother Nature hasn’t always been kind to the pier.
It was destroyed by a hurricane in 1960, but rebuilt thanks to the generosity of local philanthropists. In exchange for funding the $130,000 rebuild, the Norris family requested that the pier remain free to visitors from that point forward.
It was the couple’s daughter who later led the push to put a camera up on Naples Pier, allowing aging locals the opportunity to still enjoy the beauty of the pier online, even when they aren’t able to make the journey themselves. Flashforward to today, and Naples Pier remains the city’s most visited location.
Unlike some of the original homes of <a href="https://www.naplescondoboutique.com/olde-naples/" title="old naples real estate">Old Naples</a> that have since been torn down and replaced, the pier remains. It’s common for people to gather at the pier to mark major occasions, such as to watch the 4th of July fireworks and on New Year’s Eve.

The theme for next month’s parade is “Paw-Fessional Pets: What Profession Would Your Pets Be?” It’s sure to be a hit with pet owners and those who just want to come out and enjoy all the fun.
Prizes will be awarded for costumes. For 2024, a variety of categories are in the running, with prizes ready to be awarded for “Best Theme” and “Most Creative”. There’s also an owner and pet look-alike contest, and a fourth prize is left up to the judges to decide.
Even pet owners who don’t want to walk in the parade are sure to enjoy the outing. The event brings out pet supply shops, pet boarders, trainers, and veterinarians. There will be food and drinks for both owners and pets available during the event, too.
Last year there was a photo booth set up for pets and their owners, plus there was also a Pet Village set up, with representatives from the Humane Society, some non-profits, and pet-related businesses on hand. The parade may be full of fun, but it’s also for a good cause.

While these days the city has nightclubs, eateries, and even neighborhood bars, there was a time when residents were expected “not” to indulge in alcohol. Several historians point to the Roaring ‘20s and Prohibition as a time when the City of Naples was hardly “dry”.
Years before towering hotels and high-rises went up in Naples, the city was home to bootleggers, moonshiners, and even rumrunners. It was a time in the city’s history when residents drank secretly at dinner and cocktail parties.
As some local historians tell it, getting your hands on alcohol wasn’t very difficult in Naples, even when it wasn’t necessarily legal. Rumrunners and bootleggers were able to utilize hidden inlets and islands, as well as miles of deserted beaches.
From time to time, there were stories about crates that washed up around the Pier, and shipments that were quietly intercepted and carted off by locals. There were all kinds of stories and legends of bootleggers and rumrunners who managed to outsmart local authorities.

It recently came out when what it considers the “Best Destinations for Snowbirds”, and it’s probably not surprising that the majority of the top 10 are all in the State of Florida. When broadened out to the top 100, nearly half of all cities to make the list are in Florida.
Naples is number four. Venice, Florida was at the very top of the list this year, followed by Vero Beach and Fort Pierce. In fifth place was Lake Wales. Tarpon Springs came in at number eight, followed by Fort Myers and Clermont. A city in Texas and one in Arizona also made the top 10.
To come up with its list, StorageCafe.com considered affordability, as well as lifestyle. Analysts looked at locations with tolerable weather conditions, golf courses, nearby beaches, and parks.

It was that property’s natural spring water which was once used by the Calusa tribe for trade and medicinal purposes. It’s said explorer Ponce de Leon discovered the spring himself while trying to find the famed Fountain of Youth.
In the time since, some have continued to believe that the spring may indeed contain healing properties. Heitman constructed a hotel on the same property as the spring as a place for new homeowners to live while their homes were being built.
While the hotel changed hands several times over the years, it wasn’t until the early 1960s that a new owner changed the property’s name to Shangri-La Springs. The current owners purchased it in the late 1990s with the goal of protecting it for the foreseeable future.
Today, the boutique hotel includes an organic restaurant that serves up farm-to-table produce from its own garden. The property also includes a full-service spa, and it commonly hosts special events, retreats, workshops, and classes.

A new community of luxury estate homes is headed to the Golden Gate Estates section of North Naples, where crews from Seagate Development Group plan to soon break ground on dozens of new homes. The community of Opus Stone is going in at the corner of Vanderbilt Beach Road and Massey Street, with an expected start date of sometime later this year.
Plans call for adding 51 new and custom luxury homes to the more than 50-acre, gated community. Future buyers at <a href="https://www.naplescondoboutique.com/opus-stone/" title="opus stone real estate">Opus Stone</a> can expect to find floorplans typically ranging from around 3,200 square feet of living space, to some homes with more than 5,500 square feet of living space on oversized homesites.
