Coquina Sands Real Estate Is Hot!


There have been 46 property sales year-to-date in the Coquina Sands neighborhood with $34.4M in total sales volume.  2012 sales results are up dramatically from the same time period in 2011 when 30 units sold for a total of $17.3M in sales volume.  The average Coquina Sands selling price per SF in 2012 is $373 and properties have sold on average for 92% of asking price.

The most expensive Coquina Sands transaction so far this year was at Naples Casamore. This new development features luxury villas with panoramic views of Hurricane Harbor.  The most expensive sale was a 4 BR / 4.5 BA / 3,953 SF villa with four parking spaces that sold for $3.39M ($857 SF).  The second most expensive Coquina Sands sale in 2012 was also at Naples Casamore and featured a 3 BR+den / 3.5 BA / 3,817 SF villa with four parking spaces that sold for $3.15M ($825 SF).

The least expensive sale in Coquina Sands in 2012 was at the Calusa Club and featured a 2 BR / 2 BA / 1,060 SF condo built in 1969 that sold for $157,000 ($148 SF).  Sales have been brisk so far in 2012 at several of the more modestly priced developments including the Eleven Hundred Club, Surfside Club and Del Mar.
