Home sales are booming at Ave Maria, the Roman Catholic university town.  Ave Maria was ranked the top single-family community based on new home starts in the Naples-Fort Myers real estate market, according to Metro Study in their 2015 first quarter report.  Residents say the charm of living here is the homes look custom-built but with affordable prices making a good value.  The community first opened in 2007 as the brainchild of Domino’s Pizza founder Tom Monaghan and Barron Collier Companies in eastern Collier County.  As of last month, 253 homes have closed in 2015.  Ave Maria is located at the intersection of Oil Well and Camp Keais Road in eastern Collier County.  

With the Collier Building Association “Community of the Year” award under its belt, Ave Maria is moving forward with its “Main Street” image and affordable prices.  While the initial on-slot of homebuyers was very conservative Catholics, the new buyers represent all religions, and diversity.  Ave Maria remains centered around a Catholic Church and a Catholic university town, and downtown shops as well.  The town of Ave Maria, a 4,000-acre community, has many residential styles for every lifestyle, including single-family homes offering two to six bedrooms with golf course, lake and preserve views.  People move here to raise their children in a community of shared values

Ave Maria has 17 models homes open daily.  There are 35 floor plans to select from.  The housing communities are:

  • Hampton Village: Single-family homes, featuring 3-6 BR
  • Coquina at Maple Ridge: Townhomes
  • Maple Ridge: Luxury homes
  • Maple Ridge Reserve: Estate homes, featuring 3-5 BR/1,700-4,000+SF homes
  • Pulte’s Del Webb: Active Adult 55+ community, featuring 1-3+BR+Den homes
  • The Residences of La Piazza: Condos featuring 2-3 BR/1,195-1,699 SF

Amenities include an 18-hole golf course at Pantheon Run Golf Club, parks, on-site water park, nature trails, tennis, sports fields, playgrounds, tennis, bocce courts, downtown retail shopping and restaurants, Publix grocery store, organic farm, private schools and university.  It looks like pent-up demand is luring buyers from other parts of Florida, and beyond.  Builder CC Homes has added high-end details to the homes, such as 12-foot ceilings and granite counters as standard features.  The Dix neighborhood is almost sold-out.  A second community called Avalon Park is expected to offer new models soon close to the town center.
