The Naples/Marco Island area is 20.7% below the “equilibrium” home price of $324,804----defined as where home prices would be if there hadn’t been a big drop during the recession.  A report released last week by Local Market Monitor reveals that home prices still are recovering from the recession, and finds Naples/ Marco Island ranked 11th out of 19 Florida cities as being underpriced.

In a recent report by RealtyTrac, Naples was named the number two retirement hotspot in the nation and a great place for real estate investors to target for long-term value creation.  Factors that were considered by RealtyTrac in establishing this ranking included the percentage of residents above retirement age, home price appreciation and rental capitalization rates.

Despite having the second highest cost of living index of all the communities ranked in the top 15 in the US, Naples scored high the 44.3% of its residents that are of retirement age and average annual temperatures of 74 degrees.  Additionally, a cap rate of 3.84% on 3 BR single-family homes is attractive to investors.

Home sales were up for the real estate market in Naples, while inventory and average days on the market were down for the year ending in May 2013.  With low interest rates and low inventory, buyers made quick purchase decisions so that they did not miss out on opportunities.  The lack of inventory caused multiple offers on many Naples homes and Naples condos.

There is no shortage of buyers in Naples right now, according to local real estate agents.  It is an ideal time for sellers to list their homes.  Since last year, days on the market decreased 16% from 191 days to 161 days in May 2013.
