The beach block in Olde Naples offers one of the best locations and some of the finest homes in Southwest Florida.  In recent years, many of the more modest beach block homes have been restored or rebuilt into grand seaside estates.

The beach block is unique to Olde Naples two or three homes on the block between Gulf Shore Boulevard and the beach.  This differs from the other beach neighborhoods in Naples like Vanderbilt Beach, Park Shore and the Moorings where Gulf Shore Boulevard is adjacent to the beach and lined with gulf-front condos.

The Olde Naples condo market has experienced steady year-to-date results with 66 closed sales.  The total value of Olde Naples condo sales y-t-d is $36.1M.  These results are on par with 2011 results in the same time period with 65 condos sold for a total value of $35.1M.

The highest priced Olde Naples condo to sell so far in 2012 was located at Villas Escalante and sold for $1.995M ($654 SF).  This 3 BR / 2.5 BA / 3,049 SF unit was constructed in 2007 and included a two car garage.  The lowest priced condo to sell so far this year in Olde Naples was located at Castleton Gardens and sold for $135,000 ($213 SF).  This 1 BR / 1 BA / 631 SF unit was constructed in 1970.

 Bucks Run is the newest Naples area community from Texas-based builder D. R. Horton.  Bucks Run is a gated community featuring 60 single-family homes with the following five floor plans:

  • Madeira 2,554 SF / 4 BR / 2.5 BA

The most expensive condo to sell in Naples, Florida during September 2012 was in Pelican Bay at the Remington at Bay Colony located at 8665 Bay Colony Drive #1902, Naples, FL.  This 3 BR +den / 3 BA / 2,870 SF condo includes two parking spaces and furnishings.  The selling price was $2.575M / $897 SF, which was 81% of the asking price.

Honorable mention for 2nd most expensive Naples condo sold in August 2012 was in Pelican Bay at the Toscana at Bay Colony located at 8960 Bay Colony Drive #1201, Naples, FL.   This 3 BR +den / 3 BA / 2,800 SF condo includes two parking spaces.  The selling price was $1.6M / $571 SF, which was 94% of the asking price.

It is not often that you see Olde Naples and affordable in the same sentence.  The numbers speak for themselves…..so far we in 2012, we have had 128 property sales in Olde Naples with an average selling price of just over $1.1M.  Even the average listing in Olde Naples is well beyond the means of most budgets.

One Olde Naples condo development, Park Terrace, does have units currently available in a more affordable price range.  Park Terrace is a 36-unit, mid-rise condo development that was constructed in 1968.  It is located on 7th Street South between 1st Street South and Central Avenue.

Currently, there are four active listings at Park Terrace ranging in price from $134,900 for a 1 BR / 1 BA / 700 SF unit to $199,00 for a 2 BR / 1.5 BA / 840 SF unit.

Inspired by a Mediterranean seaside village, Naples Casamore is one of the newest luxury developments on Gulf Shore Boulevard N.  This recently completed project features 12 luxury detached villas with private 40-foot boot docks on Hurricane Harbour.
